How do I go about purchasing my unit of choice?

 To purchase your unit of choice, please follow these steps:

  1. View Unit: Browse through the available units and view the detailed floor plans and sales cards for each option.
  2. Contact Our Sales Agents: Reach out to our experienced sales agents, Michael and Quintin, who will guide you through the purchasing process and answer any questions you may have.
  3. Secure Your Unit: Once you’ve selected your preferred unit, Michael and Quintin will assist you in securing it and provide all the necessary details to finalise your purchase.

Who retains the interest on funds held by conveyancers?

All monies paid in respect of the purchase will be invested in the conveyancers trust account and all interest earned on the money will accrue to the purchaser until the transfer date.

Who are the conveyancers?

Bluett Maasdorp Attorneys – Tamasen Bluett is the Conveyancer on the development.

What deposit is required?

You can pay a 10% deposit within 7 days of signing the agreement with the balance of purchase price to be secured by either a bond or guarantee within 45 days from signature of the agreement. Alternatively, you may pay a 30% deposit within 7 days of signature of the agreement with the balance due 60 days from the lodgement date (roughly Aug 2025). 

What are the transfer costs, VAT and any other costs to consider when I purchase my unit of choice?

There is no transfer duty as this is a developer sale and therefore the purchase price is inclusive of VAT. There will be transfer and bond (if applicable) costs that will be due to the attorneys. Should you wish to obtain an estimate of these costs, feel free to reach out to us and we can arrange a quote for you. 

Can I rent out my unit?

Yes, you can rent out your unit. Seahorse is ideal for both owner-occupiers and investors.

What are the expected rates and taxes billed on the different unit types?

Rates and taxes range from R1,474.19 to R2,318.85.

How are water, electricity and other services billed?

Water recovery – levy statement, electricity – prepaid

Are there storerooms available?

There are no storerooms available in Seahorse. 

Who maintains the building and what do they maintain?

The Managing Agents for Seahorse is Lime Property Management and they will maintain the common areas and facilities, the exterior of the building and the structure, plumbing and water systems, waste management, insurance, general maintenance and repairs of common areas, facilities and amenities and cleaning services.

What is the role of the Body Corporate and what are the governing regulations?

The Body Corporate is a legal entity that represents all the unit owners in the scheme. Its primary role is to manage the common property and ensure that the property is properly maintained and administered in accordance with the law, rules of the scheme and the interest of the owners. The rules for the scheme govern the behaviour of the complex and address things like noise levels, parking, the use of common property and pet policies. The regulations ensure that the owners and tenants comply with the rules which are intended to maintain harmony and the property’s value.

What is included in the monthly levy?

The monthly levy includes the common area cleaning, swimming pool maintenance, managing agent fees, general maintenance of the common areas, lift servicing, building insurance, landscaping maintenance, common area electricity and water charges and all other expenses related to the scheme.

What security is in place and how does it work?

There is electric fencing on the boundary wall and there is armed response built into the budget for the building.

Is there Wi-Fi and who is the service provider?

Yes, Bunny Digital is the service provider

Who are the managing agents?

Lime Property Management

Who can assist me with getting a bond?

We have a recommended bond origination company, Ooba, who can assist you with your bond application. Ooba is able to send your bond application to each of the commercial banks to ensure that you obtain the most competitive interest rate and their service is of no charge.

Is there secure parking available?

There is secure parking available. Each two-bedroom has two secure parking bays and each one-bedroom has one secure parking bay
