Executive Update
October 2015

Dear ,

"Welcome to our new-look Executive Update, redesigned in a lighter, brighter, more contemporary format, but packed with the same combination of property-related financial insight and breaking news about Signatura's latest investment opportunities. We hope you enjoy it, and look forward to your comments!

"We are also very excited to announce our new development in Green Point, Chelsea on Main. This mixed-use building is located in the best part of the so-called 'Green Mile', a stretch of Main Road identified in an authoritative recent report by the Knight Frank property group as one of the top five most promising residential investment nodes in the world!

"Locally, the property market has continued its momentum, with demand exceeding supply, especially in Cape Town's sought-after residential areas. The lack of existing stock and drastic shortage of developable zoned land in the Atlantic Seaboard suburbs has seen unprecedented demand for our existing projects, which are virtually sold out, and I have no doubt Chelsea on Main will sell even more quickly than our successful first phase, The Chelsea.

"The last five years have seen Green Point become a chic and trendy suburb, spinning off the popularity of the V&A Waterfront, and enhanced by the major infrastructure upgrades that took place for World Cup 2010, including the wonderful recreational space of the Green Point Urban Park.

"The site is the last piece of land on which you can develop a building like this, which makes Chelsea on Main an unbelievably rare, if not a unique, opportunity.

"You've got this fantastic retail strip on your doorstep, with Mano's and all these new restaurants popping up, through to the ever-popular Giovanni's. And then of course there's the ease of access provided by the transport system, with the junction of major arterial roads to the Northern and Southern Suburbs just minutes away, and a MyCiTi stop just outside. You can be on Clifton Beach in ten minutes on a MyCiTi bus – where else in the world do you have that? Not to mention the convenience of having the CBD on your doorstep.

"Together with the security, the proximity to an incredible array of facilities, and this beautiful contemporary design, I have no doubt that Chelsea on Main is going to become a major landmark on the Main Road.

"The apartments offer great value for money, with an attractive upside in the capital appreciation that's clearly going to be achieved in this precinct. Add to this scenario stable, low interest rates for the foreseeable future – based on global trends – and a rental demand boosted by the emphasis today's residents place on convenience and ease of access, and you have an outstanding investor product for our discerning buyers. Don't miss out!"

The much-anticipated second phase to Signatura's highly successful The Chelsea is being launched this weekend. This exciting mixed-use building will consist of two basement parking levels, a ground floor of galleries, boutiques and coffee shops, topped by six floors of apartments.

The one and two bedroom apartments range in size from 65 to 213 square metres, and prices start at R2,45 million. The top floor boasts a magnificent 225 square metre penthouse, priced at R12 million VAT inclusive.

Designed in a sophisticated contemporary architectural idiom by Darryl Croome Architects, Chelsea on Main is ideally located on a vibrant stretch of the Main Road just a few hundred metres from the Green Point Stadium, with coffee shops, restaurants and a Woolworths Food store literally next door.

A MyCiTi bus stop virtually outside the site provides first-world public transport to the centre of Cape Town as well as to the beaches of Clifton and Camps Bay, while the ever-popular V&A Waterfront is literally a five-minute walk away. Other features in the immediate vicinity are the magnificent Green Point Urban Park, the Metropolitan Golf Course, a flagship Virgin Active Health Club, tennis and rugby clubs, surf spots, and facilities for kayaking, sailing and power-boating.

All apartments are north-facing with expansive views, generous balconies with floor-to-ceiling glass sliders and frameless glass balustrading. Sun control measures – including pergolas, screens and shutters – create a distinctive, articulated fa├žade, with steel detailing and red-brick feature panels reminiscent of the Victorian era.

All seven floors and both basements are serviced by a lift, opening onto suspended galleries in a naturally ventilated, sun-filled, planted atrium with a glass roof. Private timber bridges to certain units create an intimate entry into these unique apartments. Parking has been provided in a secure double basement with intercom access control and 24-hour manned security.

According to UK-based property group Knight Frank's 2015 Wealth Report, Green Point's Main Road is one of five up-and-coming global residential hotspots, along with specific nodes in Hong Kong, New York, London and Dubai. The comprehensive annual report, compiled in partnership with Standard Bank for the first time this year, reflects investment trends of the world's ultra-high net-worth individuals.

According to Wealth Report editor, Andrew Shirley, "Green Point was initially boosted by the legacy of the 2010 soccer World Cup. Huge investment was put into upgrading local infrastructure, such as developing parks, roads and a transport system. On the back of this, restaurateurs such as Manos and Beluga have improved the local lifestyle offer. Add in world-class sports facilities, access to the waterfront, the city centre and views of Table Mountain and this is the street to watch in 2015."
