EXECUTIVE UPDATE  |  November 2013

Dear Subscriber,

“It's official: the property market globally has picked up strongly, with annual growth in some countries now topping 20%!

According to the authoritative Frank Knight Global House Price Index for Q2 2013, top-performer Dubai recorded an awesome 21,7% annual growth, while major market players China and the US are both over 10% for this period. Even the UK and most of Europe are out of the doldrums and back into positive territory, while quarterly reports from Australia show that prices in Sydney, Melbourne and Canberra are surging.

"In Frank Knight's global list, South Africa is weighing in with a creditable 10,8% annual growth to June 2013, in 11th position overall: a very healthy situation.

"With tapering on hold in the US meaning longer and lower interest rates globally, and with the ECB cutting its benchmark interest rate this past week, all bodes well for the property market.

"Confidence is steaming back into the residential property market in South Africa, with the market swinging from a seller to a buyer’s market.

"Indications from the leading local estate agencies, that they are experiencing very low stock levels and that demand has picked up to high levels, is very good news for the local property market. We are also seeing demand from investors flooding back into the market.

"With all this positive sentiment, The Chelsea is an ideal opportunity for buyers to access good prices in a dynamic and vibrant precinct."

We are very excited to bring you news of our latest project, The Chelsea in Green Point. Designed by leading South African architects Arthur Quinton and Darryl Croome, this stunning contemporary block consists of 38 studios, 1 and 2-bedroom apartments and penthouses, with magnificent views and quality finishes.

One of the most important advantages of The Chelsea is definitely its location in a dynamic, mixed-use precinct that includes Mano’s, Woolworths and the Vida e Caffé, amongst many other retailers and restaurants all the way along to Giovanni’s.

The Chelsea sits on the famous World Cup fan walk and is just a 10 minute stroll from the V&A Waterfront and the thriving shopping precinct on Somerset Road. The great asset of the magnificent Cape Town Stadium is even closer, along with associated public amenities such as the popular Green Point Urban Park, the world-class Metropolitan Golf Course, the Promenade and the Virgin Active gym. So The Chelsea is right in the heart of Cape Town’s playground, on top of which the MyCiti bus stop outside the front door of the development opens up reliable, first-world public transport to the whole City Bowl.

With pricing from  R1,45 million, this is a fantastic entry into the market and has significant upside potential, especially given the continual rental appreciation in this precinct. Tapping into the enormous infrastructure spend in the Green Point area, The Chelsea is ideally positioned, offering exceptional value for money, with delivery in approximately 20 months’ time, towards the end of 2015.

We open for business at 10 am on Saturday 30 November in our on-site Sales Centre, 37 Main Road, Green Point, right next to Mano’s. Don’t miss out – our last Green Point development sold out in 48 hours!
